When to Replace Your Driveway

How do you know when to replace your driveway? You might have had your asphalt driveway as long as you’ve lived in the house, and, as far as you are concerned, it seems to have held up. However, if you notice these signs below, it may be time to replace it with something new.

The Driveway Is Old

A residential asphalt driveway typically lasts for 15 years. If your driveway is that age or even older, then it is likely time for a replacement rather than mere repairs. That is not to say that a driveway can’t last in good condition for more than 15 years, but it is likely that it will show some of the following signs of a driveway that has spent its force.

The Driveway Is Cracked All Over

A crack in the driveway or two is not necessarily anything to worry about. If you do notice a few cracks, it’s best to fill it as soon as you can to prevent damage to the pavement foundation. Alligator cracks, a web of fine cracks that look like alligator skin, are often a sign of foundational deterioration.

The Driveway Has Severe Raveling

Raveling is gravel coming loose from the pavement. Asphalt is made of gravel and bitumen, a black sticky byproduct of petroleum that hardens into what we know as a blacktop. Over time, bitumen can become so brittle that it breaks down and lets the gravel come loose. You can patch a spot that’s raveling, but if it is severe, then it is better to replace the driveway.

The Driveway Is Not Draining

Are puddles forming on your driveway? Years of traffic can cause ruts to form in the asphalt, which leads to pooling water. It also leads to more asphalt cracks, and water getting in those cracks will damage the pavement even more. The problem could lie deeper than the surface.
